Non-Invasive & Reliable Inspections
Our mold inspection starts as a home inspection, a non-invasive, visual examination of the property’s interior and exterior and its different systems and components.
The scope of our mold inspection requires particular knowledge of HVAC systems, roofs, the exterior, and plumbing systems. Musty odors, moisture intrusion via a roof or plumbing leak, or even evidence of suspected mold can warrant a mold inspection. Along with the sampling equipment, the tools we commonly use for an interior mold inspection include the following:
- Thermal Imaging Camera: Thermal imaging can be used to non-invasively find moist places when visual inspection is not an option. This is most commonly used when there is a possibility of water incursion inside structural components. Problem areas will show up as dark gradients.
- Digital Moisture Meter: A moisture meter is an incredible tool for checking various materials’ moisture content. Moisture meters are highly reliable instruments that measure moisture levels inside substrates and materials and provide accurate readings within less than 0.1%.
- Hygrometer: This instrument is used to measure temperature and relative humidity. High humidity can cause problems in your home if relative humidity regularly exceeds 60%. When the air contains water vapor above that level, mold and mildew start to grow. At the same time, excess moisture can cause rot, damaging your belongings.
- Borescope: A borescope is an optical tool to view areas that would otherwise not be visible. This small camera can visualize suspected mold growth and other problems inside wall cavities and structural elements through a small opening. They also contain a light source to illuminate the target under inspection.
Once we complete the mold inspection and a laboratory has analyzed the samples, a remediation protocol will be prepared to correct microbial issues. The Mold Remediation Protocol is typically written when items or areas have been identified containing an unacceptable amount of mold. We also use it when the client requires an industry-recognized method of removal or cleaning instructions.
